Today we’re going to be talking about buying Oregon land.  Specifically land in Klamath county.  Klamath county is one of the last few places where you can still buy cheap land.  In the 1960′s a small section of national forest land was sold to some land developers who then subdivided it into 2.5 acre parcels.  They had grand dreams of making millions but it didn’t turn out very well for them because the land was only zoned “recreational”.  The number of people who could afford to buy property simply for pleasure was quite low and not many of the lots sold.

Since then the property has been rezoned as residential.  That’s fantastic news for people wanting to buy land to put a house on.  The best news is that the property is still really affordable.  It starts at only $8,500 per lot.  I guess that’s not really the best news.  There is something that is even better.  As you are probably aware, banks are really quite reluctant to lend money to buy undeveloped land.  If you are lucky enough to find a bank that will lend money on undeveloped land, they will oftentimes want 50% or more as a down payment.

This property in Klamath county is mostly sold by a guy named Micheal Long.  Michael realizes that banks are not likely to finance these properties so he does his own financing.  That’s right, he carries the loans.  How great is that?  There is more great news.  He doesn’t do any credit checks.  That is basically unheard of in this day and age.  Who still does that?  Now days, you basically need to have a credit check to buy a coloring book.  So, if you have bad credit, you can still get in on this great deal to buy cheap land.
