The reason for this is really quite simple. Oftentimes people who are selling their land themselves are doing so because they are in a financial bind, need to come up with some quick cash, and want to avoid having to pay the commission to a real estate agent.
Almost always this strategy backfires on the seller. The seller doesn’t have the expertise of the real estate agent to let them know exactly what their property should sell for based on the current economic conditions. It’s always a good idea to offer much less than the seller is asking, especially if they’re selling the property themselves and not using a real estate agent. The natural reaction is for them to not want to accept the offer but in many cases they are in a financial hardship and just might do so. If you offer significantly less than their asking price and they turn your offer down, this still gives you room to negotiate up a little bit and find a price that they’re willing to accept that still less than their original asking price and less than current fair market value.
